Noisy Roller Door
Do you have a roller door that would wake the dead? A noisy roller door is a clear sign that your door is in need of a service.
When customers talk about their roller door being noisy they are most likely experiencing a high pitched and very loud squeaking sound that I refer to as ‘Chirping’.
Chirping occurs because the lubricant on your roller doors springs dries out and causes friction. As your roller door moves up and down the springs, that balance the weight of your door, rub against themselves and the center shaft that runs through your door.
Over the last ten years I have dedicated serious attention to addressing this problem and have tested a selection of specialty lubricants to address this specific problem. All the lubricants that I use have been lab tested and tested on site with selected customers that report back to me with results over time.
Jamming Roller Door
Roller door jamming is a symptom with a list of issues that could be causing your door to stop during operation. Jamming and its closely related mechanical cousin, stalling, is a problem that I most commonly see in doors as they age. Wear and tear and general neglect over time result in small issues that build up to cause problems with the doors function.
Your door could be affected by alignment issues of your doors curtain guides that are causing the door to rub hard against the side of one or both of your guides. The incorrect application of lubricants in your doors guides can make it difficult for your door to run free. The internal hubs that hold the curtain of your door to the centre shaft may have dried out making it difficult for your door to move. The leading edge of the door might need to be weighted to stop it from sticking at top. Improper tension on springs will make it harder for your opener to lift the door or your door could be out of level preventing it from running true on the guides.
All of these issues require specialist attention to not only resolve the jamming of the door but to dig deeper into the potential cause.
Slow Roller Door
Have you noticed that your roller door is slow to open or close. There are a few reasons that this is happening.
If someone has applied oil based lubricants in the curtain guides then over time dust mixes with the oil making the lubricant tacky. This contributes to friction and the doors operation and will slow the door down as a result.
Unfortunately cleaning out the tracks may not restore the door to normal operating speed if the oil has penetrated the nylofelt that runs up each side of the door. Thankfully there is a treatment that will restore your door back to normal over time.
Additionally your doors internal hubs may be lacking proper lubricant. During your doors construction the doors hubs are greased at the factory. Over the years this grease dries out gradually adding to friction and drag on the doors center shaft.
Another common cause of slowing operation is due to the plaster ceiling sitting on top of the door creating significant drag as the roller door moves up or down. To check for this go and stand in the back of your garage and look above your door to see if the plaster has dropped.
