Lubrication of your doors hinges, axles, bearings and springs. Adjustment of your doors spring tension, cables, tracks and door level. Adjustment of your openers limit and force settings. Function testing of your door and opener. Securing or replacement of fixings. Minor repairs as needed. 

Roller door- Lubrication of your doors internal hubs and springs. Alignment of the door on the cross-shaft. Adjustment of the doors spring tension. Alignment of the curtain guides. Adjustment of the openers limits and force settings. Securing or replacement of the doors fixings. Function testing of the door and opener. Minor repairs as needed.  

Can I service my own garage door? 

You can do owner maintenance but a full service should only be done by an experienced technician with the right tools and knowledge. 

I totally support homeowners doing owner maintenance on their garage door. BUT, I find that without the proper advice they end up making mistakes or taking bad advice from well intentioned but ultimately misinformed people.

Things you should never do as part of owner maintenance on your garage door. 

Never apply grease to your garage door. If you see grease on your door then take steps to remove it. 

Do Not spray WD-40, or any other oil based lubricant,  in the curtain guides of a roller door.   

Never undo nuts or bolts on your garage door. Unless instructed otherwise. 

Never try to adjust the spring tension of your garage door.

What you can do as a homeowner to maintain your garage door.  

Sectional door-

Lubricate the pivot points of hinges. 

Lubricate your torsion springs and the bearings that are located beside your cable drums. 

Lubricate your wheel bearings and the axles that fit into the hinges on the side of the door. 

Check your doors nuts, bolts and screws and firm up any that are loose. 

Inspect the lifting cables that run vertically along each side of the door for fraying, looping or rust. 

Check that your door is level using a spirit level or laser level. 

When your door is in the up position, check that both of your cables still have tension and are not loose.  

Roller Door- 

Clean your curtain guides of residue and buildup then use a silicone spray to coat the tracks. 

Check that all bolts and wall fixings are secure. 

Check to see if your opener is forcing your door into the ground. It should only touch the ground and stop. 

Test to see that your doors manual override system is working.

If your door is making a loud chirping sound then book it in for a service. You won’t be able to fix this problem yourself.
